In Kentucky, it needs to be ongoing for at least 15 years.

What is a Settlement Statement?

A settlement statement is a document, usually several pages long, that itemizes all of the costs, credits, and funds exchanged between the buyer and seller at closing.

What is the Difference Between "Pending" and "Under Contract" in Real Estate?

When a house sale is pending, it means the house is off the market and nearing closing. If it's under contract, it means a buyer's offer has been accepted, but not all the contingencies have been met. If a house is under contract, it's still on the market, and backup offers could still be considered. In both circumstances, it's still possible the sale won't go through, which is why many real estate agents don't change a house to pending until just before the closing contract is signed.

To begin a career in real estate, you start by passing your real estate license exam. However, before you can take the real estate license exam, you need to complete a pre-licensure course. Step #1: Complete Your Pre-Licensure Course

Every state has slightly different licensure requirements, but completing a pre-licensure course is a must. At Kentuckiana Real Estate Academy, we offer pre-licensure real estate courses for Indiana and Kentucky residents.

Kentucky Real Estate Classes

In Kentucky, to take your licensure exam , you must be at least 18, have a GED or high school diploma, complete a criminal background check, and complete 96 hours of pre-licensure Kentucky real estate classes or 6 credit hours of real estate courses.

Our Kentucky real estate courses cover topics like real estate principles, finance, marketing, urban planning, commercial real estate, real estate law, and property management. You can complete our online real estate classes or register for in-person classes through Zoom that take 2-12 weeks to complete .

Indiana Real Estate Classes

In Indiana, to take your real estate license exam, you must be at least 18 years old and hold a high school diploma or a GED. You can’t have a criminal record for anything that would endanger the public, and you must have completed a 90-hour Broker Pre-License Course.

Step #2: Study for Your Exam

Don’t cram for the exam . Give yourself time to prepare.

One very effective method is the Pomodoro technique, which involves studying for 25 uninterrupted minutes, then taking a 5-minute break. Do this for 2 hours, then take a 1-hour break. The short breaks provide time to stretch, and the 1-hour breaks allow your subconscious brain time to assimilate the knowledge.

We’re not talking about just the Cornell Notes method or mind-mapping here. Writing notes down has been consistently shown to be one of the most effective ways to memorize material, particularly when compared to typing. KREC Continuing Education Requirements

Step 1: Complete a Pre-Licensed Real Estate Agent Course

To become a Realtor®, you must first become a real estate agent. Our real estate agent courses break the topics up per your state's requirements. The course prepares you to pass your state's real estate agent licensing exam. The 90-120-hour course covers topics like:

Step 2: Become a Licensed Real Estate Agent

Some requirements to become a real estate agent are similar in Kentucky, Indiana, and Ohio. You must:

Complete a pre-license program (120 hours in Ohio, 96 hours in Kentucky, 90 hours in Indiana).

The length of the program varies depending on which state you live in. Fortunately, Kentuckiana Real Estate Academy has programs available for residents of Kentucky and Indiana and will soon add one for Ohio! What are the Requirements to Become a Real Estate Agent?

Kentuckiana Real Estate Academy courses meet licensure requirements in Kentucky, Indiana, and Ohio. They prepare students for the state exams to become a real estate agent. The requirements vary from state to state. In Indiana, Kentucky, and Ohio, students must be at least 18, have a high school diploma or GED, pass a background check, and complete a pre-license course from an approved program. We offer real estate agent classes online and in person. Other requirements include:

In Indiana, the pre-license course is 90 hours.
In Kentucky, students must complete six credit hours in real estate classes as part of their degree or a 96-hour pre-license course.
In Ohio, students must have a sponsorship from an Ohio broker and complete a 120-hour pre-license program.
After completing the pre-license course, students must pass the state exam for the states where they plan to work.

Two years after you’ve become a realtor in Kentucky, the Kentucky Real Estate Commission requires that those working in the field complete the following continuing education requirements each education cycle in order to stay up-to-date with what’s going on in the industry. This involves completing 12 hours of continuing education courses as approved by the commission.

But first, it’s a good idea to understand the exact requirements of what continuing education is required in Kentucky:

CE Course Requirements in Kentucky

According to the Kentucky Real Estate Commission, all active real estate licensees in Kentucky are required to complete a state-specific continuing education course called the Kentucky Core Course once every four years. No other continuing education course will substitute for the Kentucky Core Course.

Additionally, all actively licensed real estate agents in Kentucky must complete 12 hours of continuing education approved by the commission each education cycle, which is every two years. Of the 12 hours, 6 must be in law, the other 6 can be elective. Credit will not be earned if the same course is completed in the same education cycle.

To recap, new licensees are not required to complete continuing education courses until after the first two years of their licensing in Kentucky. After the first two years of licensing, realtors in Kentucky are required to complete the Kentucky Core Course once every four years, as well as 12 hours of continuing education approved by the commission every two years.
